Parade of Homes
will entice buyers at Derby Estates

With only 68 homes slated for construction and 10 premium builders
involved in the project, Derby Estates is shaping up to be one of the
premiere neighborhoods in the city of Genoa. To showcase that fact, the
community will host a parade of homes from 11 a.m. to 4 p.m. Saturday,
Oct. 21 and Sunday, Oct. 22.
Mary Gedmin of RE/MAX Classic in Genoa said the event will feature nine
custom-built, premiere homes for interested buyers to walk through, ask
questions and get a feel for this one-of-a-kind neighborhood.
The two-phase development offers lots between one-third and one-half acre
in size. Single story homes must be at least 2,000 square feet, while
multi-level homes require at least 2,500 square feet. Homes are also
required to include at least 50 percent brick or stone masonry on the
front.
Home prices in the community range between $400,000 and $550,000 depending
on the builder and the homeowner's tastes. The development also benefits
from city water and sewer services.

North: Derby Line Road; East: Illinois 23
The community is flanked by mature trees and open farmland. Two parks are
planned for the community, and there will be a network of walking paths
within the neighborhood.
"It's a nice rural area. Genoa is a Main Street community and is also
located on the Chicago/Galena stagecoach trail," Gedmin said of the
surrounding town.
